WHAT IS THE NDIS?

The NDIS is a new way of providing individual support for people with a permanent and significant disability, their families and carers. It provides peace of mind to anyone with a disability or those affected by someone who has a disability.


In the last 12 months, 100,000 new participants enrolled in the NDIS scheme. This now brings the total to almost 500,000 Australians signed up to the NDIS, despite 4.4 million living with a disability.



The SDA residential property market for an estimated 50,000 extreme support needs participants in the National Disability Insurance Scheme (NDIS) is chronically under-supplied, with around 12,000 of those participants in urgent need of more suitable accommodation.


This includes around 5,200 younger participants (June 2020) living in aged care facilities, and a further 6,000 or so living at home in unsuitable and burdensome situations (with ageing parents for example, or in properties with unsafe or inappropriate design characteristics).


To meet this demand, the NDIA is allocating $700 million (annually) of its $22 billion annual budget to SDA payments for SDA housing.

What is SDA

Specialist Disability Accommodation (SDA) is the ‘bricks and mortar’ capital component of disability accommodation supports funded by the NDIS.


New build SDA is designed and built for the purpose of meeting the support requirements of people with complex disability. When a person is eligible for SDA, the NDIA will include funding in their NDIS plan.

SDA Housing

We source, build and facilitate Specialist Disability Accommodation for the National Disability Insurance Scheme. These homes, villas, town houses and apartments are all built according to the Specialist Disability Accommodation (SDA) guidelines.


All accommodation categories constructed meet the Livable Housing Australia (LHA) Platinum or Silver Standard as a minimum.
